Kitchen in stainless steel and book-matched marble over herringbone oak, at Bluff House

How we work

The Mosher Dolan Standard.

Most custom-home disappointments trace to two causes: decisions made in the wrong order, and people who would not say the hard thing early. Principles are easy to write, so what follows is not a list of principles. It is the commitments behind them: what you can expect from us, and hold us to, on every project.

How we operate

What this looks like, day to day.

  • Regular written updatesA written update during construction, usually weekly, even when the news is that there is no news. If you ever find yourself wondering where things stand, call: a straight answer is a short conversation away.
  • Honest numbersEarly budgets always carry some placeholders, because not everything is known at the start. Ours are built from experience and recent quotes, so they are as realistic as we can make them, and we tell you which numbers are firm and which are still estimates. When one moves, you hear about it from us early, with options in hand. Allowances are spelled out and change orders are written down.
  • More than one right answerAlmost every decision in a custom home has more than one right answer, and every client has a different sensibility. We bring what you need to choose well: cost, timing, and how a choice will look and live over time. Then we talk it through. Our judgment is yours to draw on; the final call is yours to make.
  • Ownership when something is offWhen something doesn’t go right, the first sentence you’ll hear from us is “that’s on us. Here’s the fix.” Not an explanation about weather, suppliers, or schedules. The context can come later.
  • DiscretionYour project is your project. We don’t post in-progress photos without permission or tell other clients about what we’re building for you. The work can speak; we don’t need to.
  • A safe, respected job siteThe people who build your home deserve to be looked after. We run safe, orderly sites and treat every tradesperson with the respect their craft has earned, because how a builder treats its crew is how it treats everything, your home included. Trade partners →

A morning on the job

Where the promises are kept.

It’s 8:30 on a Tuesday in Bloomfield Hills. The framer is checking a header against the marked-up drawing before he cuts. The project lead is on the phone with the architect about a window that drew well but will read tall from the lawn, and whether to bring it down two inches. The superintendent is in the basement with the mechanical contractor, settling where the trunk line runs so the ceiling upstairs stays where the drawings promised.

None of it will show when the house is finished. That is the point. The promises above are kept here, in small decisions made early by people who are paying attention. The finished photographs only show what happens when they are.

How we think

Start with how you live.

A project starts with the people who will live in it, not with a floor plan. Understand how a family actually lives, design around that, and test the hard decisions before committing to them. More than a dozen Challenge Detroit fellows have come through the firm, where that way of working was the method, and two are on the team today; forty years of houses taught us the rest.

The process

Five steps, from first conversation to lasting home.

01

Discovery

We start by listening, properly. Before a single line is drawn or a number is priced, we want the whole picture: your vision, the way you actually live, your site, your timeline, your budget. It’s where the trust that carries the whole project quietly begins.

02

Design

We work hand-in-hand with the most talented architects and designers around, whether they’re already on your team or we help you assemble the right one. Getting the builder in the room early keeps the design grounded in what can truly be built beautifully. How we work with architects

03

Plan

This is where we work out as much as can be worked out before ground is broken: estimating, scheduling, engineering, material selections, permitting. Allowances are spelled out and selections written down. No plan survives a renovation untouched, but the more that is settled here, the calmer the build, and the fewer the surprises that reach you.

04

Build

Our site supervisors and master tradespeople bring the plans to life, holding the line on every detail, seen and unseen alike. You’ll walk the home regularly with the people actually responsible for it, and you’ll hear from us steadily and straight, from the first footing to the final coat of paint.

05

Care

A thorough final walk-through, a careful handover, and a warranty you can genuinely count on. And then we don’t disappear. Many clients come back for their next project; a good number send their neighbors.

A custom home is only as good as the standard the builder holds when it costs them to hold it.
